Build On Your Site

Select a site.  If you want to build on your land, but haven’t yet found it, contact us and we can help you find an undeveloped site.  Since we’re in the business, we have the resources and connections to find land that you may not be able to find on your own.  As a developer, we also get access to land sites that are or will be for sale but are not yet on the public market.  It never hurts to ask!

Arrange for an evaluation of your site.  If you already have land, chances are that you have already done your due diligence. But, have you considered everything a developer knows to ask?  What building styles are required by the city or other municipality?  Please contact us to make sure all considerations are made before you commit to a plan of action.

Obtain a tree & topography survey.  The survey determines key aspects of the process of Design and Planning.  Your developer needs to know many things that only a survey can provide such as:

  • the slope of the property,
  • prevailing winds,
  • sunrise and sun fall directions,
  • are retaining walls needed?,

and so on.  Although modern building processes can shape the Earth, generally it is better to allow the land to sculpt your property.  This is a vital step, not to be skipped, because it will help prevent extravagant costs imposed by unrealistic design demands.

Design Phase.  The design phase is an interactive process between us and you.  It usually takes 3 months.  We begin by helping you fill out a dream sheet of features in plain English.  We then have several meetings between you and our design staff to give you building options that fit your budget and the unique features of your land.  This is what custom building is all about!

Permitting & ACC Phase.  200 years ago you could buy some land and build to your liking.  Today things are a bit more complex.  Cities require permits and Architectural Control Committee submittals.  Expect this phase to take anywhere from 30 to 45 days.

Construction Phase.  This is the final breaking ground phase after Permitting, Engineering, and Pre-Construction activities.  Expect construction to take around 6 weeks per every 1,000 square feet of room.
